Your property is only worth what a buyer will pay. However, there are several factors that dictate this number. The obvious are as follows:

Kitchen
The kitchen is the heart of the home. It has been proven over the years that this is the most important room in your home. Painting cabinets a neutral color is a great way to cover up nicks and scratches without spending a lot. Simple things such handles on cabinets will give your a kitchen a facelift. Make sure you declutter your counter space.
Bathroom
When it comes to selling your home, the bathroom is almost as important as the kitchen. If a complete bathroom makeover isn’t in your budget, there’s still a lot you can do without spending too much money. For example, replacing your old fixtures (light, towel holders, and faucets) is a relatively inexpensive way to improve your bathroom’s look and improve its functionality.
Putting on a fresh coat of paint and hanging new towels are also cheap fixes but the easiest way to perk up your bathroom doesn’t cost a dime. A good scrubbing can make a dingy shower or grubby floor tiles look new. All it requires is a little elbow grease.
Ditch the Clutter
When buyers walk through a house, they want to be able to visualize themselves living in the space. If your home is full of clutter, buyers will be too distracted by your stuff to imagine where they’ll put their belongings. Clearing off counters, organizing your desk, straightening up bookshelves and rounding up the kids’ toys can instantly make your home more appealing to buyers.
Lighting – Making it bright
Outdated light fixtures or poor lighting can take attention away from your home’s most attractive features. Spending as little as $100 on new fixtures can give the house a more modern feel and keep buyers focused on its best attributes. Also, keep the blinds open and remove sunscreens if needed. In the summer, sunscreens maybe needed but other than that they should be removed.
Paint and Flooring
A fresh coat of paint (neutral) makes a big difference and is cheap. Epoxy garage if that is in the budget. Professionally clean the carpet, grout, and tile. If it is in your budget, think about replacing carpet or flooring. With manufactured tile, it sometimes makes sense to choose that option instead of carpet.
Don’t Forget the Outside
You never get a second chance to make a first impression. For many buyers, what your house looks like on the outside is just as important as what it looks like on the inside. Remove the weeds, purchase plants if required, add pots with flowers, and clean up.

Air Conditioner
As you know, the homes in Anthem are getting old. The two most often questions regarding maintenance are the Air Conditioner (A/C) units and the roof. The A/C units should be serviced before selling. Servicing units are a small cost unless you need to add Freon or replace a capacitor. However, this must be done and will be caught during the inspection.
Roof
The roof is another issue. Every roofer will state you need a new roof. Try calling a roofer and I guarantee that they will state you need a new roof. Everytime and it makes me so mad. This is far from the truth. Have a roof inspection before you run into this issue and have them repair or replace crack tiles, repair mud balls, flashings, and align ridge tiles if needed. I’m assuming that you do not have a roof leak.
Patio Roof
The most important feature that always gets called out on an inspection is the patio roof. This is an easy fix and should be addressed before your list your home. I only give this information out to my clients so we can address it up front.
Pre-Inspection before listing
Some Seller’s elect not to perform this before placing on the market. I can see both sides of the story. However, it has been my experience that if they are addressed before the inspections. When the buyer receives the report for the inspector, it will not address any small issues which shows the home has been well maintained.
Other Offerings offered by Real Estate Agents
With numerous agents in your area, choosing the right agent for your home can be confusing. It is especially difficult when you speak with several agents and they all seem so convincing. Make sure you ask for a resume and marketing plan. Putting it on the MLS is not a marketing plan. As stated above, there are numerous things that can be done at little cost or none. An experienced and successful agent will NOT just list your home with a camera and MLS paperwork. Choose wisely.
